Free Wifi, free view tv, free parking and beautiful views over Arthurs Seat and the Pentlands! And it is just a 15 minute bus ride to Princes Street and The Royal Mile so all the city centre attractions are within easy reach.
The apartment is located at Albion Gardens, just a few minutes walk of Easter Road. Situated in a quiet, friendly cul-de-sac it has free parking, which is a huge bonus in Edinburgh! All major city centre attractions are within easy reach with Princes Street, the Royal Mile, the Playhouse Theater and key Festival venues such as the Pleasance only 15 minutes by bus or approximately 20 minutes on foot from Easter Road. The Michelin-starred restaurants and Royal Yacht Britannia in Leith are 25 minutes on foot or 15 minutes by bus.
Relax in the large living room with its comfortable seating area, TV with freeview, Free Wifi, books and board games. The open plan kitchen is well-equipped with an oven, hob, microwave, washing machine, large fridge-freezer and various kitchen gadgets so perfect for cooking or eating. And why not have a lovely breakfast on the balcony from where you can see Arthur’s Seat, Salisbury Craigs and the Pentland Hills in the distance.
The bedrooms are large and comfortable and sleep 4 people in total. There is a Twin bedroom and a King Size bedroom, which has an en-suite bathroom with bath, shower and toilet. An extra 2 guests can sleep on the deluxe double sofabed in the lounge. The apartment also has a spacious family shower room with a second toilet.
We are a non-smoking accommodation.
Shopping & Dining:
Meadowbank Shopping Centre is just a 5 minute walk away and offers a large Sainsbury supermarket, KFC, Marks& Spencer Outlet store, Matalan and more. Easter Road offers a wealth of small shops like ranging from wine merchants, bakery and patisserie, fruit and veg shops, pet shop and gift shops.
For those who do not feel like cooking there are take-away shops and good quality restaurants nearby.
Families are welcome at this apartment. A travel cot can be supplied by prior arrangement. Nearby Lochend Park has a large play area and duck pond. There is also a small play area just downstairs from the apartment.
Unfortunately we can not accommodate for pets at this apartment. We have other pet-friendly apartments, so if you would like to bring your pet(s) please enquire.
Parking and transport:
There is free parking available downstairs in the cul-de-sac. The bus stop is only a 5 minute walk away from the apartment on Easter Road, with direct buses to Princes Street, The Royal Mile, Ocean Terminal and Edinburgh airport. A taxi from the city centre costs between £5-10. The apartment is around 25 minutes walk to both Waverley train station and the bus station, both of which are also reachable by direct bus services to Easter Road. The nr. 100 Airport bus departs at regular intervals from Waverley bridge.
Strictly NO parties of any kind and/or stag and hen nights/weekends!
As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times. They are not on holiday and do not wish to be disturbed by our guests making noise/ringing their doorbell etc.

Vi kom fram till lägenheten innan den schemalagda incheckning och vi var mycket väl recives av Anete. Lägenheten har bra läge och är mycket väl organiserad.
We arrived at the apartment before the scheduled check in and we were very well recives by Anete. The apartment has good location and is very well organized.
Annette var en mycket trevlig och hjälpsam värd med många tips till staden. Lägenheten var mycket snyggt inredda, rena och väl utrustade (te, kaffe, tvättmedel etc. .. allt var redan där). Till och med en bukett blommor på bordet :). Platsen för Wohung var också trevlig, med bussen utanför dörren kan du nå centrum på mindre än 10 minuter till fots, det tar bara ca 20 minuter.
Sammanfattningsvis rekommenderas, skulle vi bo där någon gång igen!
Annette war eine sehr nette und hilfsbereite Gastgeberin mit vielen Tips zur Stadt. Das Appartment war sehr hübsch eingerichtet, sauber und gut ausgestattet (Tee, Kaffee, Waschmittel etc... war alles schon vorhanden). Sogar ein Blumenstrauß stand auf dem Tisch :). Die Lage der Wohung war auch angenehm, mit dem Bus vor der Haustür erreicht man das Zentrum in weniger als 10 Minuten, zu Fuß dauert es auch nur ca 20 Minuten.
Insgesamt sehr empfehlenswert, wir würden dort jederzeit wieder buchen!

Vi lugnare tre dagar i Edimburgh, och vi har en riktigt trevlig vistelse i denna apartement. Annette, välkomnade oss även om det var lite sent på natten (ca 11:00). Plana hade varje sak som vi behöver och var riktigt snabba. Diskmaskin, tvättmaskin, livsmedelsbutik tvärs över vägen, går 15 min till staden. En riktigt Niec och mysig lägenhet
We staid three days in Edimburgh, and we have a real nice stay in this apartement. Annette, welcomed us even if it was a bit late at night (around 11:00 pm). The flat had every thing we needs and was really confortable. Dishwasher, Washing-machine, food shop just across the road, 15 min walks to the city. A really niec and cozy flat
All was fine. 20\30 min walking to the center. We was 3 friends. The flat is clean.
I can highly recommend Annette as a host. The apartment was big enough for 4 people. The kitchen was very well-equipped. Towels and bedding provided were of great quality. The check-in / check-out was flexible and easy going.
The apartment is located in Easter Road, within a 10-minute walking distance to Calton Hill, with many shops, pubs, and convenient stores close by. Also, bus no. 35 to the airport can be reached within a 2-minute walking distance.
Perfect accommodation for visiting Edinburgh.
The the apartment is nice and, although small, is well equiped. The location is also good, and you can get to the Royal Mile in 20-30 minutes of walk.
The tundred bed, that is the two people one, is not really comfortable, specially for the back. We went four people and, in that case, the apartment ends a little small.
We were very comfortable in this nice big apartment. It is well located and all in good condition, although one room is clearly better than the other one. The area is nice and quiet. The house is next to a cemetery, but to us it did not matter (and even found them a nice view). Recommended!
We had a great stay in Annette´s flat. It is conveniently located. If you want to use public transport, there is a bus stop (35 bus) in front of the house, which can leave you at the Royal Mile center or even the airport. The High Street in the Royal Mile is about 20-25 minutes walking distance at a slow pace.
The flat is warm and cosy, very clean and tidy and comfortably furnished. You have everything you need in the kitchen, is fully equiped. There are two bedrooms and a sofa bed at the living room, so it is perfect for 6 people. We were provided with linen, towels and pillows.
Annette was very kind, she explained us everything we had to know about the appartment and where we can find a supermarket, etc. She was willing to resolve any doubt at any moment during our stay in Edinburgh, she deserves a 10.
Maybe to say something to be added at the appartment, it would be a hairdryer.
I would advice anyone to stay at Anntte's place, excellent quality-ratio price.
The landlord was helpful and accomodating allowing us early access upon arrival at 1pm and let us stay a little longer on the day of our departure because our flight was late in the afternoon. That deserves 3 stars.
The 1 star is for the appartment, it was run down with old and stained sofa cussions, dripping taps, old creaking bed and overall messy appearance. The bathroom was appalling with a bath tub that had a broom stick siliconed to the gap between tub and wall to try and prevent water from dripping down to the wooden floor. Who has wooden floor in the bathroom??
So, poor standard in the whole unit.
There's no way you can walk to Princes St/Royal Mile in 5 min so the add is misleading.
Overall, I wouldn't rent it again and it's a shame because with some TLC this appartment could become really nice.
